This is not a bad thing, just a fact. The bank must make sure that the payment is within the borrower’s capability to repay and that they don’t lend too much money for the collateral offered. The first step is loan approval, the second is meeting the conditions of approval. The third step is an appraisal of your property as if the new home is in position and finished. A title search is then ordered to make sure there are not hidden liens on the property. As soon as all these items are in order, a closing can be scheduled. Sounds simple doesn’t it? It is, however, it is not unlikely that this process can take 2 to 3 months.
Use the winter months to get the banking process completed so construction can start in the Spring. This allows us to schedule contractors in the spring prior to the prime building season of May-October. If we can schedule early, we can also get better bids from our contractors.
