While we have hundreds of proven designs, we specialize in custom plans that we can build on your property in much of OH, northern KY and southern IN. All of our modular homes meet or exceed the local residential building codes and qualify for the same financing terms as site-built homes. Our homes are constructed with select, graded lumber, 6″ exterior walls, 4″ interior walls, perimeter heat, and 1/2″ drywall. Superior Homes include such quality brands as General Electric® appliances, Crane® siding, premium Congoleum® flooring, Owens-Corning® insulation and shingles, Wilsonart® laminates, and Shaw® carpets. Our modular homes typically use about 20% more lumber than conventionally framed site-built homes and feature 2×6 exterior wall construction which allows for energy efficient R-19 insulation. Our homes are confidently backed with an industry-leading warranty, and further backed by a 10-year limited warranty from Residential Warranty Corporation. This 10-yr warranty can even be transferred.

This is not a bad thing, just a fact. The bank must make sure that the payment is within the borrower’s capability to repay and that they don’t lend too much money for the collateral offered.
The first step is loan approval, the second is meeting the conditions of approval. The third step is an appraisal of your property as if the new home is in position and finished. A title search is then ordered to make sure there are not hidden liens on the property. As soon as all these items are in order, a closing can be scheduled.
Sounds simple doesn’t it? It is, however, it is not unlikely that this process can take 2 to 3 months.

Use the winter months to get the banking process completed so construction can start in the Spring. This allows us to schedule contractors in the spring prior to the prime building season of May-October. If we can schedule early, we can also get better bids from our contractors.T
